Turnovers, evictions, and listing prep
If you manage units or list properties, the problem is never really the junk. It is that nothing else can start until the property is empty.
Property managers and realtors in the Roscoe area use cleanout services for tenant turnovers, post-eviction clearing, and pre-listing preparation. Work is documented with before and after photos and scheduled around the turnover window rather than a residential calendar.
What you get that a homeowner does not
- Before and after photos, timestamped, sent for your file
- Lockbox and key-release access without anyone attending
- Scheduling built backwards from your re-let or listing date
- Invoicing per property, per unit, or consolidated monthly
- Standing arrangements for portfolios rather than one-off quotes
- A named contact instead of a general booking line
The documentation matters
Photos before anything is touched and photos once the property is empty. For a manager that is the record that holds up in a deposit dispute. For a servicer it is what closes out the work order. It costs nothing extra and it is a great deal easier to take them during the job than to be asked for them three weeks later.
Abandoned property has rules
Illinois sets out how possessions left behind after an eviction have to be handled, including notice before disposal. Those obligations sit with you as the owner or manager, not with the removal crew. Practically, that means the clearing gets scheduled for after your notice period has run. Tell us the date rather than the hurry and it gets worked around.
Common questions
Trade questions
Can you work without anyone from our office attending?
Yes. Access is arranged in advance, the job is completed, and photo documentation is sent when it is finished.
How fast can a unit be turned?
Most turnovers are scheduled within the same week, and faster where the route allows. Give us the re-let date and the schedule is built backwards from it.
Do you invoice monthly?
For managers running multiple properties, yes. Consolidated monthly invoicing is more straightforward than a separate transaction per unit.
What about biohazard situations?
General cleanouts are covered. Anything involving bodily fluids, needles, or serious contamination needs a licensed remediation firm, and you would be told that before anyone is dispatched.
Managing a turnover?
Tell us the property, the access arrangement, and the date it needs to be empty. You get a fixed number and a slot in the schedule.
